What is Net Worth and How Is It Calculated?

Net worth is the difference between total assets and total liabilities at a given point in time. For an individual, assets typically include: immovable property (land, buildings, residential property) at market or book value, investments (fixed deposits, shares, mutual funds, bonds, PPF, NSC), bank balances, gold and jewellery (at current value), vehicles, business interests, and any other assets. Liabilities include: outstanding home loans, vehicle loans, personal loans, credit card outstanding, and any other borrowings or obligations.

For a company or business, net worth is computed from the balance sheet as paid-up capital plus free reserves minus accumulated losses — as defined under the Companies Act, 2013. This is different from the market capitalisation or enterprise value of the business.

At what value should immovable property be included in the net worth certificate?
Immovable property can be included in a net worth certificate at different values depending on the purpose and the requesting authority's requirements: (a) market value — the current fair market value based on a registered valuer's report or recent comparable sales; (b) stamp duty value (circle rate / ready reckoner value) — the government-assessed value used for stamp duty computation; or (c) cost value — the original purchase price as per the sale deed. Is a net worth certificate the same as a balance sheet?
No. A balance sheet is a formal accounting document prepared as part of audited or unaudited financial statements under applicable accounting standards. A net worth certificate is a CA-issued attestation document that summarises the net worth position — it may be based on the balance sheet for a company, or on a personal asset-liability statement for an individual. The net worth certificate is a standalone document certifying a specific figure as of a specific date, whereas the balance sheet is a comprehensive statement of all assets, liabilities, and equity with detailed notes. Many authorities accept a net worth certificate in place of a full balance sheet for specific purposes.
Can a net worth certificate be issued for a company based on unaudited financials?
Yes. A CA can issue a net worth certificate for a company based on unaudited management accounts — particularly for the current financial year when audited accounts are not yet available. In such cases, the certificate will explicitly state that it is based on unaudited financial statements and that the CA has not conducted a statutory audit. Some authorities (particularly banks and government tendering agencies) may specifically require the certificate to be based on audited financials for the most recently completed financial year — we advise on the applicable requirement based on the authority and purpose before issuing the certificate.
